If the emergency is life-threatening, call 9-1-1 immediately!
If you smell gas or have a carbon monoxide detector ringing, turn off the gas shut-off to the utilities, open the windows, and contact PG&E at (800) 743-5000.
Below is a list of property-threatening emergencies that require immediate attention:
- Sink, tub, or toilet overflowing and the water cannot be stopped.
- Uncontrollable amount of water leaking through pipes or ceiling. (If it is a small drip, use a pot or something similar to catch the water and call the office on the next business day).
- Sewage back up and there is no other usable bathroom at the property.
- Anything that endangers life or poses severe damage risk to the property if not corrected immediately qualifies for emergency service.
The Emergency Line is for after-hours emergencies only.
Please do not use this number for non-emergency requests or matters unrelated to maintenance. For property-threatening emergencies after hours, please search for your properties emergency number.
Some maintenance issues may not be able to be handled immediately.
For example, if you are calling at midnight about sewage back up, a plumber may not be able to go out until morning. Please keep this in mind when calling, especially if it’s late.

ABOUT AFTER HOUR EMERGENCIES
An after-hours emergency typically involves situations that pose an immediate threat to the safety or habitability of your property. This may include issues such as flooding, gas leaks, electrical hazards, or lockouts.
If you encounter an after-hours emergency, please contact your properties emergency hotline number. Our dedicated team is available 24/7 to assist you. You can find the emergency number on your property detail page on our website or search for it on above on this page.
If you’re locked out of your unit outside of regular office hours, please contact our emergency hotline. We’ll arrange for a locksmith to assist you promptly.
In the event of a water leak or flooding, it’s crucial to act quickly. Turn off the water supply if possible and contact our emergency hotline immediately. Our team will dispatch assistance to address the issue promptly.
If you detect a gas odor in your unit, evacuate the premises immediately and contact your local gas provider or emergency services. After ensuring your safety, please notify our emergency hotline for further assistance.
During a power outage, first, check if the outage is isolated to your unit or building-wide. If it’s building-wide, contact your local utility provider to report the outage. If the issue is isolated to your unit, check your circuit breaker and reset if necessary. If the problem persists, contact our emergency hotline for assistance.
In case of a medical emergency, dial emergency services immediately (911 or your local emergency number). Afterward, please inform our emergency hotline so that we can provide any necessary assistance or support.
No, there is no additional fee for after-hours emergency services. Your safety and well-being are our top priority, and we’re committed to addressing emergencies promptly regardless of the time.
For non-emergency issues occurring after hours, such as routine maintenance requests or inquiries, we encourage you to submit a request through our online portal or contact your properties on site staff during regular office hours for assistance.
No matter how urgent they may seem, some maintenance issues are NOT an emergency. The following are examples of maintenance issues that are NOT emergencies:
Minor HVAC Issues: Problems like a noisy air conditioner or a heater not working optimally can be addressed during regular maintenance visits rather than requiring emergency service.
Clogged Drains: While a clogged drain can be inconvenient, it’s not usually considered an emergency unless it’s causing significant backup or flooding.
Minor Plumbing Leaks: Dripping faucets or slow leaks in pipes can wait for regular business hours but should be addressed promptly to prevent water damage.
Pest Control Issues: While pests can be a nuisance, routine pest control for minor infestations can be scheduled as part of regular maintenance.
Minor Electrical Issues: Unless it’s causing a safety hazard, such as sparks or smoke, issues such as flickering lights, non-functioning outlets, or switches can be scheduled for repair during normal business hours.
Minor Appliance Malfunctions: Issues like a malfunctioning microwave or a dishwasher not draining properly can be scheduled for repair during regular business hours.
Inconsistent Water Temperature: Issues with water temperature or occasional leaks from the water heater may arise. It’s vital to address these promptly for tenant comfort and to prevent damage, but they usually aren’t emergencies.
